One part of Oregon City is moving fast and still selling above list
CNBC reported the average 30-year fixed rate fell to 7.41%. That is still high. Yet one part of this market kept selling fast and above asking. That is the headline for the three months ending August 31, 2026.
ZIP 97214: the one that kept moving
The Real Estate Data Aggregator counted 1.9 months of supply in ZIP 97214 for the three months ending August 31, 2026. That is tight. And nearly half of all homes there went pending within two weeks of listing.
For buyers, that means some homes still need quick decisions. For owners, it shows well-priced homes can still draw strong offers, even with borrowing costs this high.
The Real Estate Data Aggregator counted 70 homes sold in 97214 in those three months. Homes averaged 101.3% of list price. That means the typical sale closed above asking. Nearly 4 in 10 homes sold above list.
Prices dipped a little, down 2.7% from a year before. Not every number points up. But the speed and the sale-to-list ratio tell a clearer story: well-priced homes found buyers fast.

What the rate picture means here
CNBC reported that the average 30-year fixed rate dropped to 7.41% from 7.50%. That is a small move. Rates are still high.
CNBC also noted that a monthly mortgage payment on a median-priced home took up about 33% of a median family's income in 2025. That was 26% in 2022. Buyers are carrying more of their income into the payment than they were four years ago.
CNBC also reported that mortgage applications to buy a home fell 7% in one week and were 18% lower than a year before. Fewer buyers are applying. Yet in 97214, homes still moved in 11 days and sold above list. Pricing matters more than ever.
Supply is tighter across the board
Every ZIP here saw fewer homes for sale than a year before. The Real Estate Data Aggregator counted 109 homes for sale in 97201, down 14.2% from a year before. In 97239, homes for sale fell 18.3%. In 97214, they fell 17.3%.
New listings also fell in every ZIP. In 97239, new listings dropped 24.5% from a year before, per the Real Estate Data Aggregator. That is a big pullback. Owners are staying put. That limits choices for buyers.
