One part of Oregon City is still moving fast with very little supply
CNBC reported the average 30-year mortgage rate rose to 7.49% the week of October 7, 2026. That is a real headwind for buyers. Yet one part of this market is still moving quickly. Knowing which part matters for what you do next.
The Real Estate Data Aggregator counted 1.9 months of supply in ZIP 97214 for the three months ending August 31, 2026. That is very tight. It means the homes that are listed do not sit long.
The Real Estate Data Aggregator found that 49.3% of homes in 97214 went under contract within two weeks of listing. That is nearly 1 in 2. It was up 3.5 points from the same period a year before. For sellers, sharp pricing and good prep still matter here. For buyers, moving slowly in this ZIP has a real cost.

|---|---|---|---|
| Median sale price | $692,500 | $637,500 | $439,000 |

In 97239, the Real Estate Data Aggregator counted a median of 53 days on market. That was 9 days longer than a year before. Supply there was 4.6 months. Prices dipped only slightly, up 0.9% to a median of $637,500, but homes are taking longer to move.
In 97201, the Real Estate Data Aggregator counted 5.9 months of supply and a median of 69 days on market. Prices rose 7.9% to a median of $439,000, which is a real gain. But only 13.8% of homes went under contract within two weeks. Not every home sold fast here.
Speed at a glance
What rising rates mean for this market
CNBC reported that mortgage purchase applications fell 15% compared with the same week one year ago. Refinance applications dropped 56%. Higher rates slow some buyers down. That is worth knowing when you set your price.
Even so, the Real Estate Data Aggregator shows 97214 held its pace. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Oregon City's 97214 outpaced that on speed, even if prices there dipped 2.7%.
Sales and pending counts in 97214 are down from a year ago. That is an honest admission. But homes that do list are moving quickly and often above asking. The pool is smaller, but the pace is real.
